Understanding ANSI Measurement Standards in San Diego Real Estate Appraisals
By Michael Willis, Realtor & Appraiser | Serving San Diego, Del Cerro, San Carlos & Allied Gardens

When it comes to valuing a home in San Diego, accuracy matters. That’s where ANSI measurement standards come in. As a certified real estate appraiser and Realtor based in San Diego, I follow the ANSI Z765-2021 standards to ensure every home measurement I provide is consistent, credible, and compliant with current industry practices.

What Is ANSI?

ANSI stands for the American National Standards Institute. The ANSI Z765 standard, originally developed in 1996 and most recently updated in 2021, provides a uniform method for measuring the square footage of single-family homes. These standards are widely accepted by lenders, real estate professionals, and appraisers nationwide — including here in San Diego neighborhoods like Del Cerro, San Carlos, and Allied Gardens.

Why ANSI Standards Matter in Appraisals

In real estate, square footage equals value. A few extra or missing square feet can make a big difference in a home’s appraised value. That’s why I use ANSI standards to ensure consistency and fairness, whether I’m working on:

  • Pre-listing appraisals for San Diego homeowners

  • Estate and trust valuations

  • Date of death appraisals

  • Refinancing appraisals

  • Tax appeal support

Key ANSI Guidelines Appraisers Follow

Here are a few important ANSI rules I apply when measuring properties across San Diego:

  • Above-grade vs. below-grade: Only finished areas above grade (ground level) count toward gross living area (GLA). Finished basements, even if beautifully done, are categorized separately.

  • Ceiling height matters: For a space to count as GLA, the ceiling must be at least 7 feet high (or 6’4” under sloped ceilings like in attics).

  • Stairways and open areas: Stairs are included in the level from which they descend. Open areas like lofts or vaulted ceilings can be tricky — ANSI tells us how to measure them fairly.

  • Detached structures: Guest houses, ADUs, or pool houses are measured but not included in GLA unless they meet very specific criteria.

ANSI in the San Diego Market

Here in San Diego, especially in older communities like Del Cerro, San Carlos, and Allied Gardens, home layouts can vary significantly. Split-level homes, converted garages, and basement additions are common — and ANSI helps provide clear guidelines for handling these situations.

As your trusted San Diego appraiser and Realtor, I ensure that my measurements and valuations align with both ANSI standards and local real estate expectations.

Why Hire an Appraiser Who Follows ANSI?

Hiring an appraiser who follows ANSI measurement standards protects you from overpricing or undervaluing your property. Whether you’re preparing to sell, planning your estate, or just want a reliable home valuation, I provide accurate, ANSI-compliant measurements and appraisals.
